Getting the Highest Price for Your Home

First Impression Curb appeal is very important and could make a difference whether people stop, linger, write down the dedicated website, and take a flyer, come back, or drive right by. Here are some comprehensive tips to increase the curb appeal of your home.

Staging your home is important. Many buyers will feel at home and stay longer if it's staged appropriately. Staging does not have to be extensive or expensive.  Often times you already know what to do, but we have a five-point "Rules of Thumb" that make it simple to start with.  We have compiled some comprehensive ideas to present your home in the most effective manner.

Closing Costs to Expect:

  • When thinking about how much you will receive after the sale closes, consider that Seller's typically pay:
  • Loan Payoff, Processing, Documentation, Recording, Escrow, and Title fees.
  • Broker's commission is a full-service fee and will cost anywhere between 5% to 6%.
  • Local property inspection fees, local transfer tax, county transfer tax, state transfer tax, and state capital gains tax, if applicable. These amounts are collected by the title company from sales proceeds for government taxing agencies that have jurisdiction. Not all of these costs apply to all sales or sellers.  Other adjustments are for Credits to the Buyer for unpaid real estate taxes, or credits to you, the Seller,  for prepaid Real Estate Taxes. These tax adjustments depend on when the escrow closes, and when your taxes are due.
  • FHA fees and costs.  These are all now negotiable between an FHA Buyer and Seller.
  • Negotiated credits to Buyers for closing costs, repairs, deposits, rents, etc. to make the sale happen.
  • Home inspection and report costs are in some circumstances paid for by the seller and include pest inspection, contractor's inspection, city inspection, well, septic, water quality, environmental hazards, radon and other inspections. We always recommend that the Seller obtain these reports before or during marketing the property for sale,  With this information in hand, a Buyer's questions can be answered immediately, and corrections made in advance, for a quick sale at  the best price. Renegotiation in Escrow can be avoided, and an "As-Is" sale makes sense.  Reinspection fees may be required after corrective work is done to certify it is complete.
  • Miscellaneous costs for a Seller-provided home warranty, and/or correcting problems noticed during the home inspections, as necessary.  Providing a Buyer with a home warranty on an older home can give them the peace of mind to accept old components, and insulate you from liability for some latent defects that crop up later.
